Signature Parke Village Development Proposal – Update 2

On November 9th, a formal response to the Land Use Amendment Application (File# LOC2018-0184) covering the proposed Signature Parke Village development was submitted to the City Planning File Manager by the SHCA.  A copy of the submission is posted to this website and is now a part of the application file — Link to Response Letter.

Approximately 500 residents provided input and the messages were overwhelmingly consistent.  Overall, Signal Hill residents do not support the current LUA application.  A summary of major concerns include the intensity of densification; massing and building height; increased traffic associated with the development; pedestrian safety concerns; parking; lack of overall community benefits; synergy within the overall community; and non-compliance to the Municipal Development Plan policy.

The next step in the formal process is for the City to request that the developer respond to all of the concerns raised by the community, and then provide feedback on plans to address.  A link to view the next steps in the City’s Land Use Amendment process follows — Link to Process Timeline.

            In terms of opportunity for further broad community engagement, there will be an additional community engagement forum to provide an opportunity to hear back on revised plans and provide further input.  If you wish to provide any feedback in the meantime, please send a note to president@shca.ca .

The formal response to the City’s circulation of the Land Use Amendment Application covering the proposed Signature Parke Village development has been submitted to the City Planning File Manager.  A copy of this submission will be posted to our website.

We heard from approximately 500 residents via direct and group/petition inputs, and the messages were overwhelmingly consistent with the following points.  The overall message is that Signal Hill residents do not support the current LUA application.

Signature Parke Village Development Proposal — Land Use Redesignation Application

As a reminder and update, The LaCaille Group, a Calgary developer, has put forward a development proposal for Signal Hill.  To be located at 1919 Sirocco Drive SW (currently Signature Park Plaza), this mixed-use “age-in-place” re-vitalization project will be known as Signature Parke Village, and contain a blend of residential, retail and commercial facilities — including high-rise residential structures.
The development is currently at the Land Use Redesignation phase, with an application having been made to the City of Calgary for re-designation to Mixed Use 2 (“MU-2”).  Information on the application and the implications of MU-2 can be found at the following website, along with an opportunity to submit comments.

An Open House was held on Oct 17th, with representatives from LaCaille, S2 Architecture, the City of Calgary (planner & Ward 6 councillor) and your SHCA in attendance.  If you were unable to attend and have comments or feedback on the development proposal, please refer to the websites above and/or send us a note at president@shca.ca .
We are currently compiling all of the community feedback received both at the Open House and through direct emails, and sharing all of this information with the groups mentioned above.  We will also be preparing a formal response to the Land Use Redesignation Application for submission to the City and review with the developer.
